Why I built Local.

I used to manage 250 properties. I had never been inside most of them. Inspections were rushed, decisions were made from a phone screen, and landlords were paying for a service that did not really exist.

I did not leave because I could not do the job. I was still getting five-star reviews while I did it. I left because I could see a better way to do it, and no room to build it. Better systems. Better communication with owners. Processes I knew would work, sitting just out of reach because the model around me was built for volume, not care.

So I stopped asking for permission and built it myself. Local is that. Boots on the ground. Every property familiar. Every tenant a real conversation. A book deliberately capped, so the standard never depends on stretching. No sales division pulling focus. No junior you have never met walking through your home.

I do this differently to a manager who has run the same high-volume desk for twenty years, and that is the point. My promise is simple. I want every landlord I work with to feel like they are the only one.

How Local came to exist.

Early career
Inside the traditional agency model.

Complex residential portfolios across Perth. Hands-on years in compliance, maintenance systems and tenant relations, inside the high-volume model most of the industry still runs on.

The frustration
Watching the same problems repeat.

Too many properties per manager. Juniors conducting inspections. Reactive maintenance. Rent reviews that never happened. Fees buried in statements. The model rewarded volume, not quality, and no amount of personal effort could fix a structural problem.
