Daria did not fall into property management. She chose it deliberately, and has spent her career building the kind of expertise most people in the industry do not bother with. She manages complex portfolios, builds compliance frameworks from scratch, and approaches every property with the level of scrutiny she would apply to her own investment.

She is currently completing a Bachelor of Commerce with majors in Property Development and Property Valuation at Curtin University, working towards admission to the Australian Property Institute. This is not a credential she needs on paper. It is what someone does when they are genuinely interested in the subject.

In 2025 she was named REIWA Residential Property Manager of the Year, recognised for excellence in portfolio performance and compliance management across WA. The same year she was also named The Agency's Portfolio Partner of the Year.

Her path
Early career
Began in property management inside traditional agency models. Managed complex residential portfolios across Perth, building hands-on experience with compliance, maintenance systems and tenant relations.
The frustration point
After years watching the same problems repeat, it became clear the high-volume agency model was not serving landlords well. Too many properties per manager. Junior staff conducting inspections. Reactive maintenance. No proactive rent reviews. Fees buried in statements. The model rewarded volume, not quality.
Founding Local Property Partners
Started LPP to build the alternative: smaller portfolio sizes, direct founder oversight, complete fee transparency, and systems that make proactive management possible rather than aspirational. Specialising exclusively in residential management with no sales division competing for attention.

The questions that deserve direct answers

These are the questions Daria gets asked most often. They are good questions and they get honest answers here.

This is asked more than almost any other question, and it is exactly the right thing to ask. The honest answer is: the systems carry a lot of the weight, and there is a trusted team in place for everything else.

Daria has a trusted team member she relies on day to day. All the platforms we use (the owner dashboard, the Tapi maintenance system, the tenant portal) are cloud-based and accessible from anywhere. Daria can manage your property from interstate or overseas just as effectively as from a desk in Perth. In practice, owners often know what is happening at their property before Daria does, because the system notifies everyone simultaneously. Nothing depends on one person being in one place at one time.

Portfolio size is something Daria thinks about carefully. The high-volume model is precisely what she left behind when starting Local Property Partners.

When the portfolio reaches a point where adding more properties would compromise the standard of management, the answer is to hire someone rather than stretch. Any new team member would be trained in and embedded within the same systems, workflows and standards that define how things are done here. The goal is not to grow as large as possible. It is to protect the quality of service for every owner currently in the portfolio. You will always be told honestly where things stand.

You should not have to ask. That is the starting point of how the system is designed.

Every owner has access to a live owner portal where you can log in and see your property's status, financials, maintenance requests and inspection reports at any time. Notifications are sent automatically when things happen. In many cases, owners see a maintenance request come in before Daria does, because the system notifies everyone simultaneously. You have full visibility and full access, not just the information we choose to send you.

It is a fair challenge. Worth thinking through honestly rather than dismissing.

A large agency has many people, but the question worth asking is whether any of them actually knows your property. Portfolio managers at large agencies commonly carry 150 to 200 properties each. Daria carries significantly fewer, which means she genuinely knows each one. The platforms we use are the same cloud-based systems used by large agencies. Backups, team support and redundancy are built into the model. The difference is that you are not one of hundreds competing for attention from whoever happens to be at the desk that week.

No lock-in contracts. That is a deliberate choice, not a marketing line.

If the service is not working for you, you should be free to change. A standard notice period applies under WA management agreements, but there is no exit fee and no attempt to make leaving difficult. The view here is that the service should earn your confidence through performance, not hold you through contractual obligation.

A fair question. Worth answering specifically rather than with a list of adjectives.

The REIWA award was assessed against the full WA property management industry and awarded for measurable portfolio performance and compliance outcomes, not marketing. PCR and final bond inspections at no charge is not standard in Perth. A licensee personally conducting inspections rather than delegating to juniors is not standard. Publishing a complete fee schedule before you sign is not standard. These are specific, verifiable differences. You are welcome to compare them directly against any other agency you are considering.

2024 WA compliance changes

Managing a Perth rental in 2026 is more complex than it was

The Residential Tenancies Amendment Act 2024 (WA) introduced the most significant changes to WA tenancy law in a decade. Every Perth landlord carries new compliance obligations, whether they self-manage or use an agency.

Rent increases limited to once per 12 months

With 60 days written notice on the approved form. If the form is used incorrectly, the increase does not apply.

Rent bidding banned

Fixed-price advertising is mandatory. Penalty up to $10,000 per breach.

Pet rights expanded

Tenants can request a pet. No response within 14 days means automatic consent is granted.

New bond release process

Any party can apply. Disputes go to the Consumer Protection Commissioner, not the Magistrates Court.

Retaliatory action provisions

Landlords can now be challenged in court for actions taken against tenants who are exercising their rights.

Phase 2 in development for 2025 and 2026

Covering minimum property standards, maintenance obligations and rules around room-by-room rentals. More changes are coming.
