Request to Make a Modification

Before submitting your request, please read the information below. Under WA tenancy legislation, all modifications — even small ones — require written approval from the landlord or property manager before any work begins.

Before You Begin

Decide if your request is a Minor or Major Modification?

  • These are small, low-impact changes that do not damage the property and can usually be reversed. Examples include:

    Installing removable hooks or adhesive fixtures

    Adding temporary shelving (not drilled)

    Minor garden pruning or pot plants

    Battery-powered security cameras (no drilling)

    Furniture anchors

    Replacing shower heads (like-for-like)

    Even minor modifications must be approved in writing before installation.

    🔗 Consumer Protection – Alterations During Tenancy (Minor Changes)

  • These are structural or permanent changes, or any work requiring drilling, tradespeople, electrical work, plumbing, installation, or removal of fixtures.
    Examples include:

    • Wall-mounted TVs (drilling required)

    • Installing shelves, curtain rods or cabinetry

    • Repainting any part of the property

    • Hard-wired security cameras or lighting

    • NBN relocation

    • Garden redesign, paving, or removal of landscaping

    • Any alteration requiring a licensed tradesperson

    Major modifications almost always require owner approval and, in some cases, strata approval or compliance certificates.
