Record rents, stabilising growth.
After several years of sharp rent growth, the Perth rental market is settling at record levels. Vacancy remains tight, but the days of automatic above-market increases are behind us. Here's the current state of play.
Perth house rents reached a record $700 a week in 2025 and have held there. Units finished 2025 at $680. Both sit at record levels, though growth has moderated significantly from the double-digit pace of 2023 and 2024.
REIWA reports the Perth vacancy rate dropped to 2.0% in March 2026, well below the 2.5% to 3.5% range REIWA considers balanced. Landlords still hold pricing power, particularly in middle-ring and inner suburbs.
There were 2,233 rental properties available for the week ending 3 May 2026, a 14.6% increase on four weeks earlier but still 2.8% lower than the same week in 2025. Pricing and presentation now matter more than they did at peak shortage.
The Perth median days to lease has been hovering around 16 days through 2025 and into 2026. Correctly priced, well-presented properties continue to lease in two to three weeks. Overpriced ones sit.

What affects a rental appraisal in Perth?
The suburb median is a starting point. What your specific property achieves depends on six things a good appraiser assesses for your address.
Street-level demand varies. A quiet street, proximity to a school or cafe strip, or a busier road all affect achievable rent.
Each additional bedroom and bathroom adds rental value. Double garages, off-street parking and storage command a premium.
A freshly painted, well-maintained property with modern fittings will generally outperform a comparable one in poor condition.
In Perth's climate, ducted or split system air conditioning is expected. Properties without it are at a significant disadvantage in summer.
