REBA Code Rule 24. The WA Commissioner has specifically named bushfire prone area as a material fact a licensee must ascertain and disclose. The SLIP Landgate map check takes 2 minutes and is your responsibility. BAL rating and insurance confirmation are owner knowledge, ask and record their response.

Your obligation
Reasonable desktop due diligence. Checking council flood mapping and coastal inundation zones is what a prudent agent would do. Both are free public tools. Prior flooding history is owner knowledge only, ask the question directly and record their answer. You cannot be expected to know the property's history beyond what the owner tells you.

Quick desktop check. The DoW Contaminated Sites map is free, public and takes 2 minutes. A prudent agent checks it. Former land use is a quick observation, look for former service stations, drycleaners, or industrial sites nearby. Visible signs at inspection is observation only. You are not an environmental assessor, if anything flags, disclose it and recommend the owner get specialist advice.

ACMs and pre-1990 builds
Asbestos
Pre-1990 construction, ACMs, register, owner obligations.
Your obligation
Not a licensed asbestos assessor. You cannot identify ACMs. Your role is to check the build year on RP Data, note whether the property is pre-1990 (likely asbestos era), ask the owner what they know, and advise them of their maintenance obligations if ACMs are present or suspected. If the owner is unsure, recommend they obtain an asbestos assessment before the MAA is signed. Document that you asked and what they told you.

Title and encumbrances
Certificate of Title, easements, caveats, covenants.
Your obligation
Sight the title. Sighting the Certificate of Title is standard practice for a prudent agent taking on management. Easements, caveats, covenants and encroachments are all disclosed on the title document itself, one document covers all five items in this category. Pre-settlement properties may not have a final title yet, note as deferred and complete post-settlement.

Search the address, then click "See land enquiry report" for the full disclosure on that property. Flight path and Metronet are material facts that affect amenity and rental value, particularly relevant in Perth right now given active Metronet construction. These are things a prudent agent would know or check, especially if you are familiar with the suburb.

Government housing in WA is typically owned by the Department of Communities, Housing Authority, or Aboriginal Housing Authority. If neighbouring properties are owned by any of these entities, note it.
Noise sources and developments. Note major noise sources (rail, arterial roads, industrial areas, licensed venues) from observation and local knowledge. Approved nearby developments are worth a quick check if the area is actively developing.
