Condition reports and bond inspections alone typically save $300–$650 at vacate. Management fees apply to rent collected only, never to tenant reimbursables or trade invoices.

Is the ingoing inspection charged separately? Market rate is typically $250 to $350.
Final bond inspection
Is the vacate inspection included or charged on top? Often $150 to $250 per tenancy.
Photography and signboard
Are these included in the advertising package, or charged separately on every relet?
Monthly admin or file fee
Some agencies charge a flat fee each month on top of the management rate.
File close-off fee
Is there a charge when management ends? Often buried in the fine print.
