Property management fees explained.

Enter your weekly rent, then update each field to match what your current property manager charges. You can find these figures in your management agreement or on your monthly statement. The annual total and weekly average update automatically as you type. If a fee is included at no charge by your agency, enter $0.

Letting fees, property condition reports, photography, advertising, bond inspections and signboards are charged once per tenancy, not every year. To show a meaningful annual cost, the calculator divides these one-off costs by 1.5 - equivalent to one tenancy every 18 months. If your property turns over more or less frequently, your real annual cost will differ.

Most Perth agencies charge between 7% and 10% of weekly rent plus GST for the management fee. Letting fees are typically 1.5 to 2 weeks rent. Property condition reports commonly cost $250 to $400 and bond inspections $150 to $250, though some agencies include these. Local Property Partners charges 6% to 8% with PCR, FBI, EOFY, admin and arrears protection all included at no charge.
