Utilities arrangements vary house by house. Some houses include all utilities in the rent up to a weekly cap per occupant, with any excess split evenly. Others bill utilities separately, split across the household when the invoices arrive. Your individual lodging agreement sets out exactly how it works for your house. If you are not sure, use the general contact form and we will confirm in writing.
Cleaning arrangements vary house by house. Some houses include a weekly professional clean of common areas (kitchen, shared bathrooms, living room, laundry) in the rent. Others leave cleaning to the household. Your individual lodging agreement confirms which model applies. Where cleaning is included, your own room remains your responsibility, and the cleaner needs the common areas tidy enough to clean, with dishes done and surfaces clear, for the visit to be productive.
Urgent means there is a real safety risk or an essential service is out. No hot water, no power, a major water leak, broken locks, a security risk, sewerage backing up, or a risk of injury. These get actioned the same day or within 24 hours where possible. Non-urgent items like a sticky door, a worn tap or a slow drain get scheduled with the right trade. If in doubt, submit the maintenance form and mark it urgent. We would rather be told and stand it down than miss something real.
Lodging agreements are not covered by the Residential Tenancies Act, so the 21 day, 30 day and 60 day notice periods you may have seen for standard tenancies do not apply. The required notice period is set by your individual lodging agreement, which is the authoritative document. Most disputes resolve quietly once we know about them. The usual order is a general house reminder if something is drifting, a private conversation if needed, and direct intervention only if things are not improving. Where someone is genuinely disrupting the household, lodging agreements give more flexibility than a standard tenancy to move someone on with reasonable notice. We do not reveal who raised a concern when we follow up. The confidential channel above is the right starting point.
Occasional overnight guests are fine. Extended stays, meaning regularly more than two or three nights a week, or anything that starts to feel like an additional housemate, are not permitted under your lodging agreement without prior agreement. It changes the dynamic, the utilities split, and in some councils the lodging classification. If you are not sure where a guest situation sits, ask through the general contact form. Better to check than guess.
Small, removable things are absolutely fine: your own bedding, posters with command strips, a rug, a desk lamp. Anything that requires holes in the wall, paint, removed fixtures, or that alters the room needs written approval first. Some changes are easy yeses, some are not possible.
